市场:土地一冷到底 量价齐跌达31%

据房天下数据统计,2014年重庆主城出让的居住、商业、金融类用地共154宗,成交面积1391万平方米,成交金额816亿,整个重庆土地市场跌入谷底,土地底价成交已经成为市场常态。

从整个成交数据来看,与2013年异常火爆的土地市场,2014年显得有点冷清。另一方面2014年土地市场还受到楼市的影响,购房者入市的脚步放缓,开发商拿地积极性下降。无论从成交数量、面积、金额上都出现下滑,幅度都在31%左右,仅仅只有楼面价小涨了7%。

纵观1-12月月度成交走势,两个明显的峰值出现在6月和12月,这两个时段在成交面积和金额上都有大幅度的上升,其余时间基本都处在低谷状态。

“底价拿地”算是今年土地市场的一大亮点,没有了昔日激烈的争夺,零溢价几乎成为2014土地市场的主旋律。即使有2013年“红极一时”的溉澜溪、东风村等大热地块,也依旧逃脱不了零溢价的命运,终都被品牌房企底价摘得。144%的溢价率是2014年成交土地的高溢价,位于九龙坡区大杨石组团,被自然人夺得。其余溢价地块的溢价率均在80%以下,与2013年相差较远。
